East Hemel

Welcome to the project website for East Hemel, where you can find information about the proposals and further details on how you can get involved.    

The proposals for East Hemel aim to deliver up to 4,000 high-quality new homes, health and community facilities, new schools, new transport links and green spaces that support the natural environment, including a country park.    

The Crown Estate is currently engaging with the local community and preparing a planning application for the 975-acre site, which lies between Redbourn Road and Hemel Hempstead Road to the east of Hemel Hempstead. 

East Hemel forms a key part of the Hemel Garden Communities programme – a long-term commitment to transform Hemel Hempstead, aiming to deliver up to 11,000 new homes and 10,000 new jobs by 2050.

We want to hear your views

The first stage of public engagement for East Hemel took place in October 2024. These preliminary sessions introduced The Crown Estate and shared information about our land at East Hemel and our outline aspirations for the site. The information boards from our Stage 1 engagement events can be accessed here. We would like to thank everyone who attended the community drop-in events and submitted feedback.   

The next stage is running between January and March 2025, and will involve a combination of site visits, community-focused design workshops and public drop-in events.  More information on can be found on the ‘Engagement’ page of this website.

    Hemel Garden Communities (HGC)

    In 2019, land to the north and east of Hemel Hempstead was identified as part of an ambitious future development programme known as Hemel Garden Communities (HGC).  

    HGC will transform Hemel Hempstead through the delivery of up to 11,000 new homes and 10,000 new jobs by 2050.  By creating attractive new neighbourhoods, with sustainable transport routes and more green and open space, HGC will support local economic growth and deliver a range of benefits to communities in Hemel Hempstead.   

    The Crown Estate is working with HGC and its partners - Dacorum Borough Council, St Albans City and District Council, Hertfordshire County Council, Hertfordshire Futures and Hertfordshire Innovation Quarter - and other key landowners to deliver the HGC programme.
