Our vision for East Hemel

This diagram shows the building blocks that make up our vision, that East Hemel will be a place for our next generation.

We have put the needs of local residents and businesses, identified through research and community engagement, at the very heart of this vision.

Working alongside Hemel Garden Community Partners we will deliver social, environmental and financial value for East Hemel, in line with our purpose.

East Hemel:
A place for our next generation

A place for our next generation

East Hemel will:

  • Be designed for children, created for all. By using this approach, we aspire to create a safe, lively and inviting place for everyone.
  • Support sustainable living with food at its heart. We understand that protecting the health of our land, soil and water, and minimising waste, pollution, and carbon emissions, are vital in protecting our planet and safeguarding our wellbeing.

The HGC scheme is being proposed by Dacorum District Council and St Albans City & District Council to create over 11,000 new homes and to create up to 10,000 new jobs by 2050. East Hemel is the first, catalyst phase of HGC and will set the standard for others to follow.

Our design thinking for East Hemel is informed by HGC’s nine principles and we are following HGC’s Spatial Plan, which is a framework to guide landowners and developers and to support the design of the place.

The plan is informed by their Spatial Vision of creating a greener, more connected New Town, and is subdivided into four thematic pillars. Each of these pillars reinforces two crossover themes: to promote healthy lifestyles and to respond to the climate crisis.

For more information on the principles please click here. For more on the Spatial Vision, please click here.

Guided by this vision, we intend to build on East Hemel’s historic significance and create long-term positive impact for the local community
